Terms and Conditions
Please read these terms and conditions carefully before using our Florida vacation rental services.
General Terms
These Terms and Conditions clarify the obligations of the Property Owner/Manager to the Renter, the Renter's obligations to the Property Owner/Manager, and will serve as the basis for dispute resolution if necessary. Please read carefully before confirming your reservation.

Early check-in or late check-out may be possible upon request, subject to availability.
Acceptance of these Terms and Conditions creates a contract between the following parties: the Reservation Requester (Renter) and the Property Owner/Manager (Owner).
1. Group Members
All individuals listed on the Invoice/Reservation Confirmation and/or the Rental Agreement or added later by the Renter are subject to the terms of this agreement. Occupancy is restricted to the names listed in the Agreement. The Reservation Requester will be considered the Primary Renter and will be responsible for all group members during the rental period. Information or instructions regarding the rental will only be communicated to the Requester.
2. Payments
A reservation will be confirmed by the Owner once the request is approved and the initial or full payment is processed.
For bookings made 30 days or more in advance, an initial deposit of 40% or more of the rental amount is due at the time of booking. For reservations made less than 30 days in advance or lasting less than a week, the full amount is due at booking. If the reservation is not accepted, all payments will be refunded.No occupancy is allowed without full payment

After reservation acceptance, the remaining balance must be paid 30 days prior to check-in or as negotiated. Failure to pay within the timeframe will be considered a cancellation, and the deposit will be forfeited.Additional fees may apply for barbecue use or pool heating. Reservations originating from markets outside the U.S. must adhere to payment terms agreed upon with the sales point.
3. Protection fee
A mandatory damage protection fee is included in all reservations. This fee covers accidental damage to the property's interior, including furniture and appliances, with a coverage limit of $500. Damages must be reported immediately to the property manager, and the coverage does not include towels, linens, extra cleaning, or improper trash disposal.
4. Property Condition
The property will be inspected prior to occupancy. The Renter must:
- Immediately notify the owner of any damage or maintenance issues;
- Maintain the property in the same condition as received;
- Follow the owner-provided departure instructions.
5. Property Occupancy
The number of occupants is strictly limited to the capacity specified for each property. Exceeding the agreed number may result in immediate eviction or a charge of $100 per extra person, per night, at the Owner’s discretion.
6. Telephone and Internet Use
If the property includes a telephone, it will be for local calls only. Any internet use is the Renter's responsibility, and service interruptions are not the Owner's liability.
7. Pets
Pets are strictly prohibited. Evidence of pets will result in a $400 fine, plus damage charges.
8. Smoking
Smoking is prohibited inside the property or in immediate surroundings, except in designated areas. A minimum fine of $400 will be charged if smoking inside is detected
9. Equipaments and Facilities
Provided equipment is subject to availability, and the Owner is not responsible for failures. Issues should be promptly reported to arrange repairs. No refunds will be issued for equipment malfunctions such as air conditioning, laundry machines, TVs, etc.
10.Repairs and Maintenance
Repair or maintenance issues must be reported within 24 hours. Failure to report will assume damages were caused by the Renter. Unnecessary service calls may incur a $45 charge.

12. Other Conditions

13. Liability Limitations
The Renter agrees to use the property at their own risk and releases the Owner from liability for personal injury, illness, death, or property damage. The Renter is responsible for damages beyond normal wear and tear.
14. Party Prohibition
Parties or gatherings with non-registered guests are prohibited. Excessive noise after 10 PM is also prohibited.
15. Insects
Due to Florida s tropical climate, insects like ants are inevitable. No refunds will be provided for this reason.
16. Pool and Spa Heating
Pool heating, if requested, must be booked in advance. Heating temperatures cannot be guaranteed, especially if outdoor temperatures fall below 50°F.
17. Cancellation Policy
Cancellations made up to 45 days in advance will incur a 20% administrative fee. Cancellations made less than 44 days before the arrival date will result in the full reservation charge. Cases will be negotiated between the property owner/manager and the guest.If the rented property is sold or removed from the market by the owner, the reservation will be canceled, and all payments will be refunded in full. Efforts will be made to find a similar property; however, price differences cannot be guaranteed. Alternatively, a full refund will be provided for the guest to find a property independently.
18. Packages
We are not responsible for lost or damaged packages. Condominiums, owners, and managers do not accept deliveries on behalf of guests.
19. Essentials
An initial kit with shampoo, conditioner, and soap is provided. Guests must purchase additional items like trash bags and toilet paper.
20. Check-Out Instructions
At check-out, the Renter must wash dishes, remove trash, and organize household items. Extra trash left outside the bin will result in a $150 charge.
COVID-19
The Renter acknowledges COVID-19 risks and agrees to follow CDC guidelines.
Assumption of Risk
By accepting this document, the Renter assumes all risks related to the stay and use of the property.
